Home Buyers Looking For A Home Considers Home’s Age.

A strong consideration for home buyers should be the age of a home. Old homes require more maintenance, repairs, and replacement. Minor home repairs can begin about 8 to 10 years based on home’s age. Major repair and replacement cost about 25 years to 30 years of home’s age.The majority of homes built in the United States are 50 years or older. When you find your “Dream Home” always question the seller as to when they replace major items in the home. Some will specifically give the replacement dates. Others will not know. That gives the condition, estimated component lifespan if items need replacement. Purchase Agreements in California have a home inspection contingency clause. Kaiser’s New Baldwin Hills Outpatient Facility to Hold Open House

Kaiser’s New Baldwin Hills Outpatient Facility to Hold Open House -The $90-million complex is wrapped with green space and a walking path.

Kaiser Permanente will offer up a first look at its new Baldwin Hills-Crenshaw Plaza medical officebuilding later this month, as completion nears for the four-story, 100,000-square-foot facility.

Located at 3782 W. Martin Luther King Jr. Boulevard, the $90-million complex spans across an 8.6-acre site that was formerly home to a shopping center.  The project consist of a single building, surrounded by 2.5 acres of green space, including a two-mile walking path with exercise equipment.

HOK designed the low-rise structure, which seeks to attain LEED Gold Certification, due in part to features such as a photovoltaic roof canopy.

The property abuts the Baldwin Hills Crenshaw Plaza shopping center, where plans for a transformative mixed-use project are currently moving ahead.  Kaiser may also be bringing new development to the neighborhood in the distant future, should the Oakland-based nonprofit pursue a full buildout of a master plan drafted for the Baldwin Hills site.

The open house will occur on Saturday, August 26 from 10 am to 3 pm.
